As partners, it’s important that we are always upfront with cabin rental owners about what fees to expect.

Guests expect a clean, critter-free cabin to sleep in and resources to make emergency calls with, and as such we work with every owner to make sure pest control services and phone/internet services are readily available to them.

While there is a set commission for our management services and you will never be charged fees for our linen program, you should expect expenses for common necessities.

Some of the common expenses homeowners can expect to incur are:

  • Electricity and water (if not on a private well)
  • Trash service
  • Pest control
  • Cable / TV – Digital platforms like Hulu and YouTube TV are also popular and cost-effective
  • Internet – Speeds that support streaming on multiple devices at once
  • Phone – Local service only
  • Firewood (for inside wood-burning fireplaces only)
  • Propane for gas grills
  • Any property specific items
  • Grounds maintenance (like lawn service and for any special features

As a full-service property management company, we are happy to pay these fees on your behalf or let you process them on your own. Regardless of your choice, you can rest assured that these fees will be reflected on your monthly statements so you will see exactly what was paid and when it was paid.

All about our monthly maintenance program and fees associated with it

Our monthly maintenance program was specially designed to cover general maintenance at your home. Regardless if our maintenance team visits your home 20 times a month, the labor charge will only be $75 per month.

Now, what all can our maintenance team do? All you need to do is give us a call.. and we can probably do it! We have hung blinds, screen doors, mounted flatscreen TVs, changed ceiling fans.. and, the list literally goes on and on! All included in the $75 per month fee. The property owner provides the parts and the labor is already paid for.

Please keep in mind, certain tasks are outside of our capability due to insurance provisions and the requirement of state licenses. This list includes: getting on your roof, cleaning gutters, heavy electrical and plumbing work, HVAC repairs, gas system repairs, mechanical repairs for hot tubs, and septic system issues.
